Whether this is for funds, institutional investors or private equity investors, the clear goal – from an investment’s acquisition, through the enhancement of its value in the management phase, to its sale or in-house project development – is to design the most profitable and sustainable real estate investments possible.
Transaction and asset management
The profit is in the purchase – easy to say, but in a competitive environment it’s a genuine challenge. It’s one we meet by maintaining a local presence, established networks, a good market reputation as well as a certain vibrancy and tenacity. As a result, we always enjoy excellent access to the market – and also create opportunities for off-market deals.
Implementing the business plans drawn up in the course of the acquisition is the top priority for us. And we have frequently achieved better results than planned in the process. While continually monitoring risk, we keep a constant eye out for opportunities. Our five local teams stand ready on site for this. They can quickly identify the potential and risks of individual locations and properties, and they stay in close proximity to tenants and market participants for this purpose.
Our strategies vary depending on the individual investment preference: constant cash flow optimisation in the Core / Core+ area, short to medium-term realisation of value added or opportunistic potential. The common denominator is our focus on active asset management: we know the assets, the tenants and their needs and the market and its requirements inside out. With five locations in Germany, we specifically take local circumstances into account and make use of them. As an experienced team, we have an excellent network, while as a management team we are directly involved in acquisition, sale and asset management.
Project development and revitalisation
Creating value through project development or the extensive revitalisation of existing properties is an especially exciting challenge. Opportunities and risks can exist side by side. So it needs an experienced, professional and interdisciplinary team to be successful over the long term in this field. We stand for innovative new building and revitalisation concepts and have implemented, leased or sold property projects of this kind or transferred them to an existing portfolio on many occasions.
In total, the existing team has executed a project volume of around EUR 500 million in new and existing buildings since 2011; our focus is office properties. We also aim to be more active in the logistics and residential sectors in the future. We work in teams that are tailored to the individual project – comprising external planners, experts and our own staff. Sophisticated architecture and interior designs, modern utilisation concepts and the considerations of sustainability and durability lie at the heart of what we do here. Short communication channels and decision-making processes ensure the effective progress of a project. We strive for the best possible results, working collaboratively and closely with users, investors and the local authorities to design attractive living and working environments and to act responsibly in giving a distinctive character to urban spaces.

We develop individual investment solutions: with direct investments or club deals to secure special market opportunities as well as with individual or pool fund mandates to expand the portfolio swiftly and, at the same time, in line with the strategy. And we also enjoy excellent access to the highly sought-after off-market deals through our exceptionally well-connected local asset management teams.
One focus is regulated individual mandates in master fund structures in cooperation with external capital management company partners: this group of customers, for which we currently manage real estate assets worth approximately EUR 750 million in German special funds or Luxembourg fund vehicles, includes not only German institutional investors, but also international investment companies.
